Smart Rate Strategy Unlocks Midweek Revenue
Residence Inn by Marriott
Baltimore, MD
Client
Private Equity Firm (New Acquisition)
Property
200-key urban hotel serving strong weekday corporate demand
Challenge
Hotel was underperforming relative to comp set, with ADR roughly 10% below peers and inefficient restaurant operations. Rates were aligned with weekend-driven tourist markets instead of weekday business demand, leaving money on the table midweek and empty rooms on weekends.
Approach
The project began as part of a broader due diligence and repositioning study to improve midweek performance and overall asset value. TABLO conducted an on-site operational audit focusing on rate strategy, staffing, and F&B performance.
Rebuilt rate structure to capture higher weekday ADR driven by nearby hospital and business travel
Adjusted weekend pricing to compete more effectively for leisure guests
Repositioned F&B concept to leverage an underutilized café space, introducing daytime coffee service and local happy hour
Reduced labor and food costs by eliminating low-performing service hours—no CapEx required
Result:
Improved ADR, stronger midweek occupancy, and incremental F&B revenue with reduced expenses — a meaningful lift in NOI within weeks of implementation.
